# Mortgage protection vs term life vs PMI: who does each one protect?

Mortgage protection insurance and term life both pay if you die. PMI does not. PMI protects your lender if you stop paying the loan, not your family. Mortgage protection is a life insurance product tied to your mortgage. Term life is a flexible policy your family can use for any need, including the mortgage.

01

## PMI protects the lender

Private mortgage insurance pays the lender if you default. It does not pay your family or pay off your home.

02

## Mortgage protection pays at death

It is life insurance sold to cover a mortgage. The payout may go to your family or to the lender, depending on the plan.

03

## Term life is flexible

Your beneficiary gets cash and chooses whether to pay the mortgage, cover bills, or both.

04

## Different problems

PMI solves a lender's risk. Life insurance solves your family's risk. You may have both.

05

## Compare before you buy

Ask who gets paid, how long coverage lasts, and whether the benefit shrinks.

Three products have the word “mortgage” or the same letters in them. They solve different problems. One protects your lender. Two protect your family. Mixing them up can leave a gap in your plan, so this guide sorts them out.

Epic Life Group is an independent agency, not a carrier. Its licensed agents compare life insurance carriers by phone. Coverage, price, and eligibility depend on the carrier, age, health, and state.

## What is the difference between mortgage protection, term life, and PMI?

PMI protects the lender. Mortgage protection and term life protect your family. The question that sorts them is: who gets paid, and when?

## What does PMI do, and who does it protect?

PMI is private mortgage insurance. The Consumer Financial Protection Bureau (CFPB) says it is a type of mortgage insurance you might be required to buy with a conventional loan if your down payment is less than 20 percent. It is arranged by the lender and provided by private insurance companies.

The key point from the CFPB is plain: PMI protects the lender, not you. If you stop making payments, PMI helps the lender recover. You can still lose your home to foreclosure. PMI also does nothing for your family if you die.

You can pay PMI as a monthly amount added to your mortgage payment, as a one-time up-front premium at closing, or as a mix of both. If you put 20 percent down on a conventional loan, PMI is generally not required.

### Can I get rid of PMI?

In many cases yes. Federal law gives borrowers ways to request cancellation or ends PMI automatically at certain loan-balance points, but details depend on your loan and your payment history. Ask your servicer for the exact steps and dates. Government-backed loans such as FHA loans have their own mortgage insurance rules, so check yours.

## What is mortgage protection insurance?

Mortgage protection insurance is life insurance sold to help your family keep the home if you die. Most plans are term life policies with a name and marketing built around a mortgage. Some add riders for illness or disability.

It is not required by a lender. It is a voluntary purchase. It may be a fit if you want a plan sized to your loan and a simple process.

### Who gets paid under a mortgage protection policy?

It depends on the plan. Many pay the beneficiary you name, and the family can decide what to do. Some plans pay the lender directly. Ask in writing who the beneficiary is. If it pays the lender, your family gets a paid-off loan but no cash for other bills.

### Does the benefit shrink?

Some mortgage protection plans use decreasing term, where the benefit falls over time with your loan balance. The premium may stay the same. That can match a repayment loan, but your family may also need money for bills, childcare, or income replacement that the shrinking benefit will not cover. See [decreasing term](https://epicline.preview.multisites.ai/glossary/decreasing-term).

## How does term life insurance compare?

Term life insurance pays a set benefit if you die within the term, such as 10, 20, or 30 years. Your beneficiary receives cash and can use it for the mortgage, living costs, or both. It is the most flexible choice for most families.

- **You choose the term.** Many people match it to the mortgage length or to when children are grown.
- **You choose the amount.** You can set it to cover the mortgage plus income for a few years.
- **You choose the beneficiary.** The money does not have to go to the lender.
- **Level premiums** stay the same during the term.

Term often has stricter health questions than a simplified mortgage plan, and some policies require a medical exam. But for healthy buyers, term life often gives more coverage for the money. Convertible term can later change to permanent coverage. See [convertible term](https://epicline.preview.multisites.ai/glossary/convertible-term).

## Which is better for my family?

The better choice depends on your health, budget, and goals. Use the table as a starting point.

If this is you

Often a fit

Healthy, wants the most coverage per dollar and flexibility

Term life

Wants a plan priced and sized for a specific mortgage

Mortgage protection, after comparing to term

Cannot pass full underwriting

Simplified or guaranteed issue plan, compare carriers

Down payment under 20 percent

Expect PMI. Add life insurance separately for your family

Wants the benefit to go to the lender only

Check a plan that pays the lender, but weigh the lost flexibility

Income is the main risk, not only the mortgage

Term sized for income plus debts

A common mistake is buying a policy exactly the size of the mortgage and nothing more. If you die, your family also loses your income. Think about food, utilities, childcare, and time. A larger term policy often costs only a bit more.

## How do I size the coverage?

Size coverage by adding your mortgage balance to the cost of replacing your income for the years your family needs it. One method is to multiply annual income by a number of years, then add debts and subtract savings you already hold. The result is a starting point, not a rule. See [needs analysis](https://epicline.preview.multisites.ai/glossary/needs-analysis) and [income replacement](https://epicline.preview.multisites.ai/glossary/income-replacement).

Answer these questions first.

1. How much do you owe on the mortgage today?
2. How many years remain on the loan?
3. Who depends on your income?
4. What other debts would your family face?
5. What savings or other insurance do you already have, such as coverage through work?

Employer coverage often ends when you leave a job. Do not rely on it as your only plan.

## What should I watch for when a mortgage protection offer arrives?

Treat mail and calls about mortgage protection with care. Some use your public mortgage details to sound official. They do not come from your lender unless the lender says so. Mortgage protection life insurance is not required.

Before you buy, check:

- **Who is the insurer?** Confirm the carrier name and licensing.
- **Who is the beneficiary?** You or the lender.
- **Is the benefit level or decreasing?**
- **Are there exclusions?** Read what is not covered.
- **What does it cost compared to term life?** Get a second quote.
- **What is the free-look period?** See [free look period](https://epicline.preview.multisites.ai/glossary/free-look-period).

A licensed agent should answer these in plain words. A good agent will not pressure you.

## Can I have PMI and life insurance at the same time?

Yes. They cover different risks. PMI protects your lender if you default. Life insurance protects your family if you die. Many homeowners with small down payments pay both. If you want PMI gone, ask your servicer how. If you want life insurance, buy it separately.

## A plain example, with made-up numbers

This example uses round, made-up numbers to show who gets paid. It is not a quote. Imagine a family with a home loan and two children. One parent earns most of the household income.

- **If the family has PMI only:** The parent dies. The lender is not paid by PMI, because PMI pays only when the borrower defaults. The surviving parent must keep making the mortgage payment from one income.
- **If the family has mortgage protection that pays the lender:** The loan is paid off. The family keeps the house but receives no cash for other bills.
- **If the family has term life that pays the surviving parent:** The parent receives cash. The parent can pay off the mortgage, or keep paying it and use the rest for other costs.

The same family might pick any of these for good reasons. The point is to know which one you are buying. If your plan is to keep the house, make sure some product sends money your family can use.

### What about disability or job loss?

Standard term life does not help if you are alive but cannot work. Some mortgage protection plans add living benefits or riders for illness, but these vary and have limits. Disability insurance and unemployment protection are separate products. Ask your agent what a rider covers, in what events it pays, and what it costs. See [accelerated death benefit rider](https://epicline.preview.multisites.ai/glossary/accelerated-death-benefit-rider) and [critical illness rider](https://epicline.preview.multisites.ai/glossary/critical-illness-rider).

## Frequently asked questions

### Is mortgage protection insurance the same as PMI?

No. PMI is private mortgage insurance. The CFPB says it protects the lender, not you, if you stop making payments. Mortgage protection insurance is a life insurance product that pays out when the insured dies. Their names sound alike, but they cover different risks and pay different people.

### Does mortgage protection insurance pay off the house?

It can, but it depends on the plan. Some policies pay a set amount to your beneficiary, who can use it for the mortgage. Others pay the lender directly. Read who is the beneficiary and whether the benefit shrinks over time, then compare with a standard term policy.

### Is term life better than mortgage protection?

For many families, yes, because term life pays your chosen beneficiary and is not tied to one lender. Mortgage protection can fit if you want a policy sized and priced for your mortgage, or if your health makes other options harder. Compare cost, coverage, and flexibility.

### Do I need mortgage protection if I have PMI?

PMI does not protect your family. If you want your family to keep the home if you die, you need life insurance in some form. That could be mortgage protection or term life. PMI and life insurance cover different risks, so they do not replace each other.

### When can PMI be removed?

Federal law lets you request PMI cancellation in many cases once your loan balance reaches a set percent of the home's original value, and it ends automatically at a later point if you are current on payments. Terms depend on the loan, so ask your servicer in writing.

### Does the lender require mortgage protection insurance?

No. Lenders may require homeowners insurance and, for small down payments, PMI or another mortgage insurance. They do not require mortgage protection life insurance. Be cautious of mail or calls that suggest it is required. It is a voluntary purchase.

### What is decreasing term life insurance?

Decreasing term is life insurance where the benefit shrinks over the term, often to match a declining loan balance. The premium may stay level. It can cost less than level term, but it may not match your real needs, such as rising bills or inflation.
