What is mortgage protection insurance?
Mortgage protection insurance is life insurance sold to homeowners. If the insured person dies, a death benefit goes to the beneficiary, who can use it to pay the mortgage. The phrase is a sales label. Underneath, it is usually term life insurance, sometimes with extra riders.
Epic Life Group is an independent agency. We are not an insurer and do not make the loan. Our licensed agents compare carriers by phone, including regular term policies, so you can see the real alternatives.
How is mortgage protection different from PMI?
They solve opposite problems. The Consumer Financial Protection Bureau says private mortgage insurance protects the lender if the borrower stops paying. Lenders generally require it when the down payment is less than 20 percent. The borrower usually pays the premium.
| Feature | Mortgage protection (life insurance) | PMI |
|---|---|---|
| Protects | Your family | Your lender |
| Pays out when | The insured dies | You default on the loan |
| Required by lender? | No | Often, with under 20% down |
| Who gets the money | Your beneficiary | The lender |
| Can you cancel? | Yes, but you lose coverage | Federal law sets cancellation rules, per the CFPB |
| Medical underwriting | Yes, or health questions | No |
For a three-way comparison, see mortgage protection vs term life vs PMI.
Does the lender or my family get paid?
With most policies sold as mortgage protection by agents, your named beneficiary gets the money. They can pay off the loan, keep making payments, or use the cash for other needs. That flexibility is the point.
Some bank or lender products work differently. They name the lender as beneficiary and pay down the loan. In that case your family gets the house debt-free, but no cash. Always ask who the beneficiary is, and who owns the policy.
Who is mortgage protection a good fit for?
- Homeowners with a mortgage and people who depend on their income.
- Buyers with health issues who may find simplified issue coverage easier than a full exam.
- People who want a clear tie between a loan and a policy, and value simple decisions.
Who should consider something else?
- Those who need more than the loan balance. Rent, childcare, college, and daily bills also need covering. Consider the DIME method for sizing.
- People who already have enough term coverage through work or a private policy. Group coverage often ends if you leave the job.
- Buyers who want the lowest price. Regular term is often cheaper than a branded mortgage product. This depends on the carrier, so compare.
- People close to paying off the loan.
What policy types are sold as mortgage protection?
| Type | How it works | Watch for |
|---|---|---|
| Level term | Same benefit for a set number of years, such as 10, 20, or 30 | Term shorter than the loan |
| Decreasing term | Benefit shrinks over time, often like the loan balance | May not cover other needs |
| Simplified issue term or whole life | Health questions, no exam | Higher price, lower limits |
| Whole life | Lasts for life | Costs more per dollar of coverage |
| Lender-owned credit life | Pays the lender | Less flexible, often costly |
The NAIC notes that term policies run for a set period, such as 1, 5, 10, or 20 years, and are generally cheaper than permanent coverage early on.
What does it cost?
Price depends on age, health, tobacco use, term, amount, state, and carrier. We do not publish rate tables, because one number would mislead. In general, a level term policy costs less than whole life for the same amount. For how pricing works, read how much life insurance costs.
How do I compare options?
- Match the term to your loan. A 30-year loan needs a policy that runs close to 30 years, or one you can renew or convert.
- Compare level against decreasing term. Level costs more but covers more than the loan.
- Check convertible term rights.
- Ask about living benefit riders, and the cost and limits of each.
- Compare price from several carriers for the same health class.
What should I ask an agent?
- Is this a standard term policy, or a special product? Why?
- Who is the beneficiary, and who owns the policy?
- What happens if I refinance, move, or pay off the loan early?
- What are the exclusions and the contestability period?
- What is the free look period? Many states require at least 10 days, per South Carolina’s insurance department, but check your state.
- Did you compare term and mortgage-specific products?
Death benefits are generally not taxable income to the beneficiary under IRS Publication 525. Confirm details with a tax professional.

Frequently asked questions
What is mortgage protection insurance?
It is life insurance marketed to homeowners so their family can keep the house if the earner dies. Most are term life policies, sometimes with extra riders. The beneficiary receives the benefit and decides how to use it. A lender-owned product may pay the lender instead, so read the terms.
Is mortgage protection insurance the same as PMI?
No. The Consumer Financial Protection Bureau explains that private mortgage insurance protects the lender if the borrower stops making payments. Lenders often require it when the down payment is under 20 percent. Mortgage protection is life insurance and pays your family when the insured dies.
Is mortgage protection better than term life insurance?
Not usually. A plain term policy often costs less and gives your family cash with no strings. Mortgage protection can fit if it offers features you want, like living benefits, or if health limits your choices. Compare both before buying either.
What if I refinance or pay off my mortgage?
A regular term or whole life policy stays in force. It does not depend on the loan. A lender-owned or decreasing policy tied to one loan may need to change. Ask what happens if you refinance, move, or pay early.
Can I get mortgage protection without a medical exam?
Often yes. Many carriers offer simplified issue coverage with health questions and no exam, within limits on age and amount. Price is usually higher than fully underwritten coverage. Ask an agent to compare both paths for your health.
Does mortgage protection cover missed payments if I lose my job or get sick?
Standard mortgage protection does not. Life insurance pays at death. Payment protection for job loss or disability is a different product, with its own limits and exclusions. Do not assume a life policy will make payments while you are alive unless a rider says so.
